Buy and flip is the shiny trinket of RE investing. TV shows and stories of big, fast money have started a modern-day Gold Rush!

The reality is much more stark. Many seasoned flippers, and most first-timers, get burnt on one or more of the flip killers, time, underestimation, market swings and competition.

For a flip to work, one has to find a property that is well below the upper value of the neighborhood and get ahead of the competition, often first-timers whose inexperience causes them to pay too much for the property.

Very accurate estimates in both time and money must be made to rehab the property to a level that will attract buyers. And finally, the property has to be sold at a price that, after closing costs, will yield enough profit. Any mistakes in any of these variables can quickly cause a project to only break even, or in most cases lose money.
